Land Surveying

Precision and accuracy are the foundation of successful projects. As a trusted land surveying consultant, Trihydro offers a comprehensive range of services tailored to meet your specific needs. Whether you require boundary surveys and plats to establish legal property lines, ALTA surveys for commercial transactions, or legal descriptions and exhibit maps for easements and temporary use permits, our team delivers meticulous documentation and reliable results. Our expertise provides the clarity and confidence needed for informed decision-making, minimizing risks, and facilitating smooth project execution.

Beyond legal and boundary assessments, Trihydro specializes in topographic design surveys, offering detailed insights into land features to support design. Our subdivision plats help streamline development processes, providing regulatory compliance and seamless property divisions. For active construction sites, our construction staking and layout services provide precise measurements that guide builders and contractors throughout the project. Trihydro utilizes advanced surveying equipment, including Trimble GPS, Robotic Total Stations, Digital Levels, and automated data collection technology, to efficiently and accurately address complex surveying requirements for industrial, commercial, and municipal projects.

Our comprehensive survey services include:

  • Floodplain surveys
  • Department of Transportation surveys
  • Route alignment, right-of-way retracements, and easement surveys for roads, highways, and utilities
  • Annexation, Extra-Territorial Jurisdictions (ETJ), zoning, and corporate limit maps and descriptions
  • Global positioning system (GPS) control surveys
  • Boundary surveys and plats
  • American Land Title Association (ALTA) surveys
  • Legal descriptions and exhibit maps for easements and temporary use permits
  • Topographic design surveys
  • Subdivision plats

Aerial Mapping/Unmanned Aerial System (UAS)

Trihydro’s aerial mapping capabilities are driven by our Unmanned Aerial System (UAS) program, staffed by FAA Part 107-certified pilots. Recognizing the potential of UAS technology early on, we established our program more than a decade ago, becoming one of the first in the U.S. to receive a 333 exemption for commercial UAS services. This early adoption has allowed us to refine our workflows, achieving typical accuracies of 0.2 feet through our proprietary photogrammetric processing. Our program’s rigorous operational and safety protocols have been audited and approved by multiple Fortune 500 companies.

With more than 3,500 flights using diverse aircraft and sensors, we efficiently capture data processed by our experienced remote sensing team, including surveyors and GIS professionals. A dedicated, custom-built server handles large datasets, and licensed professional surveyors oversee each project, verifying accurate coordinate bases, ground control, and data QC.

Integrated with our survey program, UAS-derived low-altitude photogrammetry provides high-resolution imagery and base mapping, enhancing survey and engineering projects. Trihydro’s commitment to surveying and mapping excellence, cost-effectiveness, and timely delivery is reinforced by our UAS program, which delivers accurate, large-scale mapping with minimal expense.

Survey Mapping

Survey mapping is crucial for accurate geographic data collection and measurement, which is essential across various industries, including construction, land development, environmental research, and disaster management. By using advanced tools such as GPS, UAS, and traditional surveying equipment, Trihydro’s team creates detailed representations of landscapes, property boundaries, and topographical features. These maps serve as critical resources for our engineers, private clients, and government agencies, enabling informed decision-making and efficient project execution.

Trihydro’s survey mapping techniques have evolved significantly, incorporating digital mapping and geospatial analysis to enhance precision and accessibility. Computer-aided drafting (CAD) plays a vital role in processing and visualizing survey data, making it easier to interpret complex terrain and infrastructure layouts. Whether used for resource management, infrastructure development, or scientific research, survey mapping provides a reliable framework for understanding spatial relationships, confirming accurate land assessment, and supporting sustainable growth initiatives. Additionally, we routinely incorporate external data from federal agencies, such as NRCS soils data, FEMA floodplain data, USFWS wetlands data, and USGS NHD data.
